Red Bridge Design was founded in San Francisco in 2011 with a single focus: producing accurate, field-verified as-built drawings for the architects, contractors, and property owners who build and renovate this city. Over the past fifteen years, we have completed more than 8,500 projects — and the vast majority of them are right here in San Francisco and the surrounding Bay Area.
San Francisco is not an easy city to document. The building stock is old — much of it dates to the Victorian and Edwardian eras, constructed before standardized building materials, before modern framing conventions, and long before any digital design tools. Victorian flats, Painted Ladies, Italianate row houses, Craftsman cottages, and early 20th-century mixed-use buildings each present their own measurement and documentation challenges. Non-plumb walls. Non-standard ceiling heights. Multi-story hillside homes with split-level entries and tandem garage arrangements that confuse even experienced surveyors. Beyond the buildings themselves, San Francisco's regulatory environment is among the most complex in the country. The SF Department of Building Inspection (SF DBI) has specific formatting and content requirements for permit-ready drawings. The Planning Department's historic preservation designations — Articles 10 and 11 of the Planning Code — add another layer of requirements for properties in historic districts. Our team understands these requirements and produces drawings that are formatted to facilitate a smooth plan check, not to generate correction letters.
