San Francisco & SF Bay Area
As-Built Drawing Services
in San Francisco
From field survey to permit-ready drawings — Red Bridge Design has delivered precise as-built documentation for over 8,500 projects across San Francisco, Oakland, Berkeley, and the greater Bay Area since 2011.
As-Built Drawings
As-built drawings are our core specialty and the foundation of everything we do. We visit your San Francisco property with precision laser measuring equipment, methodically record every wall, opening, ceiling height, and structural feature, then produce fully drafted, field-verified drawings — an accurate record of your building exactly as it stands today.
San Francisco's building stock presents unique documentation challenges: Victorian-era Edwardian flats with non-standard wall configurations, hillside properties with split-level layouts, century-old mixed-use buildings where no two floors match, and SRO hotels that have been subdivided and renovated numerous times over the decades. Our team has worked in virtually every SF neighborhood and understands these complexities intimately.
Whether you're an SF architect preparing for a renovation, a contractor verifying existing conditions before bidding, a property owner listing a home for sale, or a developer conducting due diligence on a Mission District apartment building, our as-built drawings give you the ground truth you need.

Permit Drawing Sets
Navigating San Francisco's Department of Building Inspection (SF DBI) permitting process requires drawings prepared to exacting standards. We produce complete, jurisdiction-specific permit drawing packages that are built directly on top of our field-verified as-built survey — so every proposed change is anchored to accurate existing conditions documentation.
San Francisco's planning and building codes are among the most complex in the nation. From the Planning Department's design review requirements in historic districts to SF DBI's Title 24 energy compliance and seismic requirements, permit sets for SF properties demand a higher level of precision and completeness than most jurisdictions. Our team has submitted hundreds of permit sets to SF DBI and understands what reviewers expect.
We handle a wide range of San Francisco permit types: residential addition permits, ADU (accessory dwelling unit) permits, soft-story seismic retrofit documentation, tenant improvement permits for SoMa and Mission District commercial spaces, and full gut renovation packages for Pacific Heights and Noe Valley properties.

Historic & Renovation
San Francisco is one of the most architecturally rich cities in America, with an extraordinary concentration of intact Victorian and Edwardian residential buildings — Painted Ladies, Italianate cottages, Queen Anne row houses, Craftsman bungalows — as well as significant commercial and industrial heritage structures in neighborhoods like the Dogpatch, Potrero Hill, and the Mission. Documenting these structures requires a level of care and technical precision that goes well beyond standard as-built work.
Our team approaches historic measured drawings with meticulous attention to original detailing: cornices, bay windows, decorative friezes, original millwork profiles, and non-standard wall thicknesses from a pre-standardized era of construction. We capture the building as it truly exists — including the deviations from plumb and square that are part of what makes San Francisco's historic building stock so distinctive.
Whether you're restoring a Pacific Heights Queen Anne to its original appearance, converting a historic Dogpatch warehouse for adaptive reuse, or simply need accurate documentation before beginning a kitchen renovation in a Haight-Ashbury flat, our historic measured drawings give your project a solid foundation.

Architectural Drafting
Our CAD and BIM drafting services complement our field survey work, providing San Francisco architects, designers, and contractors with production-ready drawings for new construction, renovations, and additions. All drafting work is grounded in verified existing conditions — we don't draft from memories or rough sketches.
We work in AutoCAD 2025 and Revit 2025, the industry-standard platforms used by San Francisco's leading architectural firms. Our drafters are experienced in producing drawings to the layer standards, annotation conventions, and sheet organization that SF-area firms expect — so our deliverables integrate cleanly into your existing project workflow without reformatting.
Whether you're an SF architect who needs production drawing support for a Noe Valley addition, a contractor who needs a dimensioned floor plan before pricing a remodel in the Inner Richmond, or an interior designer who needs reflected ceiling plans for a Pacific Heights penthouse renovation, our drafting team handles it with precision and speed.

Commercial & Multi-Family
San Francisco's commercial real estate market — from the Financial District's office towers to SoMa's creative campuses to the Castro's neighborhood retail corridors — demands precise as-built documentation for tenant improvements, lease renewals, property sales, and repositioning projects. We deliver large-scale as-built surveys and documentation coordinated across multiple floors and disciplines.
The Bay Area's multi-family housing market is equally demanding. San Francisco apartment buildings — from the classic six-unit Edwardian flat buildings of the Inner Sunset to the larger mixed-use residential towers of Rincon Hill — require accurate unit-by-unit floor plans for rent board submissions, condo conversion applications, and capital improvement projects. We have extensive experience documenting SF's diverse multi-family building stock.
For commercial clients across Oakland, Berkeley, Emeryville, and the Peninsula, we bring the same standards of accuracy and professionalism that San Francisco projects require — scaled to the scope of your building and coordinated with your project team from first contact to final delivery.

3D Modeling & BIM
As San Francisco architects and developers increasingly adopt BIM-centric workflows, accurate Revit as-built models have become essential deliverables for renovation and repositioning projects. We build Revit BIM models directly from our field survey data — not from secondhand measurements or outdated drawings — giving your design team a trustworthy spatial model to design from with confidence.
BIM as-built models are particularly valuable for San Francisco's complex building types: historic Victorians with irregular geometry, multi-story mixed-use buildings where MEP coordination is critical, and large multi-family projects where clash detection between new and existing systems can save significant money during construction. Our Revit models include the level of detail appropriate to your project phase and BIM execution plan requirements.
We also produce SketchUp Pro 3D models for design exploration and client presentation, as well as coordinating with point cloud (laser scan) data for projects where scan-to-BIM workflows are required. Whether your project is in Pacific Heights or Palo Alto, SoMa or Sausalito, our 3D modeling services bring precision spatial intelligence to your design process.
